More Tips to Get Your Littleton, Colorado Home Ready to Sell

Homebuyers are looking for properties in prime condition – well priced, well appointed, and cared-for. And in order to compete in the current Denver seller's market, you will need to do some prep work on your home in order to turn buyers' heads. Before you even put it on the market, take an online look at homes for sale in your area and carefully study the photos. Compare photos of one house to another and, if you were buying, consider which one you would want to buy. This type of research will give you an idea of what shortfalls your own home may need to have corrected.

Outside
  • Paint – Few things will enhance the salability of your house quite as much as painting the outside. Before painting, make sure to scrape any blistered or peeling paint.
  • Repair – Check gutters and down spouts, and replace any wood showing dry rot. Pay special attention to wood trim, gutters, and wrought iron.
  • Front Entry – First impressions do make a difference! All woodwork should be freshly and neatly painted, including the door, if necessary. Replace a badly worn or broken doorbell. Polish any door brass. Replace old, faded outdoor light fixtures. Paint or replace an unsightly mailbox. Put out a new doormat. Hose down concrete. Consider some front door flowerpots for a good first impression.
  • Yard – Mow and trim the lawn. Weed flowerbeds; remove or replace dead plants or trees. Water regularly during the growing season. The sprinkler system should work properly.
  • Driveway, garage/carport – Clean grease or oil spots. Make sure the garage door opens freely, and if you have an automatic door opener, make sure it's in good working order. Clean the garage door and windows.
  • Patio – A nice spread of outdoor furniture looks very appealing. If necessary, borrow some from a friend or rent some to "stage" your property.
Inside
  • Lights – Every light socket in and around the house should have a good bulb of adequate wattage. Don't overlook those outside and in the garage. Also remember the utility room, halls, closets, over the kitchen sink, and in the oven, refrigerator, and exhaust hood.
  • Switches and fixtures – Repair or replace wall switches, outlets, and light fixtures that don't work or that are dirty. Replace any broken switch plates. Make sure all switches and outlets are the same color throughout the house and that the switch plates match.
  • Appliances – Those that will be sold with the home should be in very clean and in good working condition.
  • Plumbing – Badly chipped or stained sinks, toilets, and tubs should be re-enameled, patched, or replaced. Leaky toilets should be fixed, as well as any dripping faucets. Check all grout and caulk.
